The RE:D conference provided key answers for the real estate market in Croatia and the region

The conference brought together experts, companies and institutions with the aim of encouraging innovation and development.

A successful RE:D conference was held, which attracted over 300 participants from various sectors of the real estate industry, investments, finance, construction and architecture in two days at the Hilton Conference & Event Center. 

The acronym RE:D represents Real Estate: Development, pointing out that the central topic of the conference was focused on investments in the field of real estate.

The aim of this event was to investigate both global and regional trends in the domain of development and use of space, covering the areas of housing, office and business premises, hotels and similar real estate.

Marina Franolić, director of HESA Group and organizer of the conference, explained in her opening speech how the idea for starting the RE:D conference came about:

"Today we stand at the crossroads of unprecedented opportunities. The real estate market is changing at a rapid pace, driven by technological advances, demographic changes and changing consumer preferences. In the face of such transformative forces, it is imperative that we come together to explore, collaborate and innovate. RE:D was born precisely on the trail of that and the experience we gained by organizing hotel-investment conferences. "

The conference program was formed through 16 lectures and panel discussions, where over 60 experts provided insights and conclusions about the real estate market.

The beginning of the conference was marked by the presentations of the leading economic expert in Croatia, Velimira Šonje from the company Arhivanalitika and consultants Vedrane Likan from Colliers.

Šonje emphasized that given the growth of the Croatian economy and citizens' wages, a significant drop in real estate prices is not expected, and Likan from the Colliers company pointed out that the increase in the prices of new residential buildings reflects the dynamics of supply and demand on the market.

The first panel discussion "Where to invest next" gathered representatives of PBZ Croatia osiguranje, Alfa stan grupa, Kamgrada, Supernova groupa and consultants from Cushman & Wakefield CBS International and Colliers, and the conclusions provided important guidelines to those present for future investments, which were followed by discussions on real estate financing and construction. 

Member of the board of PBZ Croatia osiguranje Goran Kralj he confirmed the conclusion of his colleague Likan and referred to the positive impact of Croatia's entry into the Schengen zone and the eurozone, as well as the improvement of the credit rating, and expressed optimism regarding investment opportunities in the country.

On the second day of the conference, the topics expanded to the future of housing and business premises, certification guidelines and the EU taxonomy, and the comparison of short-term and long-term rentals. Particularly interesting was the panel discussion on the new football arenas as future shopping, entertainment and sports centers. 

President of HNK Hajduk, Lukša Jakobušić he emphasized the importance of investing in the construction of new stadiums as a platform that meets the needs of all stakeholders, from clubs and sponsors to fans. 

"The idea is for Poljud to become a sports center not only for football, but also for other sports, for example athletics and recreation such as the Olympic Stadium in Munich. However, this requires a response from the authorities", said Jakobušić. 

He added that Poljud is very important for the football club Hajduk, and also that Hajduk is very important for the city of Split, because every match, whether it is the HNL or the Champions League matches, brings additional income for the city. 

Joe Basic from the MPG agency presented a vision of efficient use of new stadiums for various events, stressing that the construction should be seen as a long-term investment.

Stadiums that are not only used for sports events but also for entertainment events such as concerts, contribute to the development of tourism and put Croatia on the map of top destinations. 

"The only thing I would like to tell investors and owners when building new stadiums and arenas is capacity, because with greater capacity comes the possibility of holding large tours and performers, which again means profit for Croatian tourism and the economy", Bašić added.

Mayor of Rijeka, Marko Filipović, presented the concept of the new Kantrida stadium, while David Gabelica from Zagreb International Airport spoke about the optimal distribution of responsibilities and benefits in projects such as the construction of a stadium.

Josip Pavić, statesman and secretary of the Ministry of Tourism and Sports, said that the funds for the construction of new stadiums exist and that they are aware of the importance of investments in sports facilities. 

With more than 250 of the most relevant companies from Croatia and the region attending, the RE:D conference successfully brought together experts, companies and institutions with the aim of encouraging innovation and the search for new directions of development in the real estate industry.
