The Ministry of the Sea, Transport and Infrastructure held a meeting of the Expert Body for the Evaluation of Bids for Concessions on Maritime Property for the Purpose of Construction and Economic Use of the Beach in Split, Žnjan Bay, to review and analyze all documentation of all received bids.
By March 23, 2021, as the deadline for submission of bids, three bids were received from the company Mehatronika Burazin doo, the company AdriaticBooking jdoo and the company Žnjan doo.
According to the Ministry, the expert body issued a finding and opinion according to which the company's offer Žnjan doo it is the only one that meets all the prescribed conditions through a tender, and based on the above, the Ministry of the Sea, Transport and Infrastructure will propose to the Government of the Republic of Croatia the adoption of a Decision on the award of a concession.
The company Žnjan doo is owned by its founder, the City of Split, is registered in the activity of travel agencies and organizing events, and is in charge of the Spaladium arena in Split. This year, the company changed its name from SPALATUM DMC doo to Žnjan doo
The introduction of order on the Žnjan plateau began in October 2017, when 27 illegal catering facilities were removed. “The procedure we have undergone since then has been both difficult and long. We expected everything to go faster, but there was resistance from several levels. I am pleased that with today's obtaining a location permit and the Government's tender for a concession, we have made a huge step towards the goal we have been working on for more than three years, which is the final arrangement of this space, which has been unused since 1998 and the creation of public space. I thank the people who have been working on this project all this time, I look forward to further cooperation in the realization of sports and recreational space, the largest green oasis and clean beaches on an area of 220.000 square meters”Said the mayor of Split, Andro Krstulović Opara, and concluded that obtaining a location permit led to a point of no return.
According to the tender, the concession is given for the purpose of construction and economic use of the beach in the bay Žnjan, with a total area of 218.322 m40. The concession is granted for a period of 5,00 years, where the initial amount of the permanent part of the concession fee is HRK 3 / mXNUMX, and the initial amount of the variable part of the concession fee is XNUMX% of revenue.
After the tenth year, the permanent part of the concession fee will increase every five years by HRK 0,50 / m5 of occupied area, while the variable part of the fee will amount to 1,8% of revenue. The estimated value of the concession is more than HRK 200 billion, while the amount of investments required for the implementation of the project is estimated at HRK XNUMX million.
Let us remind you that after conducting a survey among citizens about the facilities they want in Žnjan, the City of Split conducted an urban-architectural competition for DPU Žnjan at the end of 2017, and then the jury unanimously selected the work of the Architectural Bureau "Ante Kuzmanić" Ltd. During 12, the procedure of amendments to the Detailed Development Plan of Trstenik Radoševac followed according to the chosen solution and the guidelines of the expert jury, which was finally adopted by the City Council in December of that year. During 2018, project-technical documentation was prepared, and the conceptual design was presented to the public in March 2019.
